sis has started a series of blog entries on our, uh, experiences as property managers - kaylamorris.com
of course, my life wouldn't be that exciting - i'm stuck in the office weeding through a huge box of paper dropped off by referenced owner. it's mostly under control now. i think. i'm just trying to keep up with my normal workload while i enter in 80 units worth of information. and show apartments. and field training for new on-site managers. and generally hold down the fort.
but we have a lead on another 16 units, plus a 40-ish unit hoa. if we get both, we *have* to hire someone.
at least i have time to dance again...which is what i need to go get ready for. three days in a row now! some kind of minor miracle!
yesterday we basically doubled our portfolio for cambridge. we went from 89 units to 165. our goal has been 10 units a month to help us get ramped up...but we've been growing in leaps and bounds beyond our expectations since aug 15 when we really started running the business. it's to the point where we're looking at hiring two employees - one for leasing and one for maintenance! part of that is due to the fact that the units we've just taken over are not in that great of shape, and they're going to need some hefty rehabbing that will elevate the area they're in as well as the property.
of course, during all my away-from-the-internet and away-from-dancing time, i earned my contractor's license and real estate license. (the prior i have in hand, the latter is merely awaiting verification by the dre.) two years ago i wouldn't have expected to be where i am, that's for sure. i know i used to joke that i got a master's degree so i wouldn't have to wear pantyhose and heels, but here i am doing it anyway...but only on networking days. mostly i get to work from home and wear something comfy.
now that i'm 75% unpacked, i also found room to set up my dulcimer again. it's a little frustrating to return to an instrument and have holes in your memory for songs you used to know so well. bit by bit they're coming back to me, as most of the embellishments i had added aren't written down. i find myself adding new ones, though, to songs that i had only learned the simple versions of. and jesu, joy of man's desiring is returning to me as well. heh, i played the dog to sleep the other night, so at least the practice is good for something! now to become brave and pick up the fiddle again...
